Simply maintain a calorie deficit while making sure you're eating enough meat / whey protein to sustain your muscles. The body burns calories just from beating your heart alone and any extra movement is going to burn more calories. Keep your caloric intake below what you burn in a day and you will lose fat and muscle. Strain your muscles through exercise to put your body in to repair mode and eat protein to sustain that recovery which in turn results in muscle growth. Every pound of extra muscle mass results in your body burning more calories in a day just from idling, so the more muscle you put on, the bigger a deficit you will be able to easily maintain. Avoid "direct to fat" foods such as added sugars and cooked fats.
